Founder & Managing Partner
Matthew Wergin leads platform development, acquisitions, and strategic execution for Felicitatem Ventures. His career spans international business development, engineering-driven project leadership, and private acquisitions across multiple sectors.Matthew’s early career included analytical work at a venture incubator in Montana, followed by supporting U.S. federal economic policy research for the Senate Finance Committee. He then spent 15 years in Austria, where he helped launch a large-scale business language training firm and served as an adjunct professor at the University of Applied Sciences, teaching business communication and presentation skills while completing his engineering degree.
After managing complex technical projects in the corporate technology sector, Matthew returned to entrepreneurship. He built and now operates two profitable businesses in Central America, along with hospitality-focused real estate holdings, while sourcing and underwriting small-to-middle-market acquisitions for private sponsors in his role as Head of Business Acquisitions at the Equity Carry Group.
Today, Matthew serves as principal sponsor for Felicitatem Ventures’, drawing on a systems-thinking approach that integrates operations, finance, and international business ownership.
He is also the author of The Illusion of Money, published under the name Matthew Scott.

Partner Acquisitions Manager
Steven Glaude is a veteran real estate syndicator, licensed California broker, and founder of Instant Hotels, a hospitality-to-multifamily conversion firm focused on repositioning underutilized properties into stable cash-flowing assets. He also founded the Equity Carry Group, an investor academy and sponsor community dedicated to teaching operators how to structure equity-carry participation in real estate and business acquisitions.
Steven has sponsored or co-sponsored transactions across multiple asset classes, with his largest individual syndicated deal exceeding $80 million. His experience includes the reuse of hotels, the conversion of former Kmart buildings into self-storage facilities, ground-up storage development, and ownership of several hundred multifamily units created through hotel-to-apartment conversions. In Jacksonville, Florida, for example, he converted several hundred hotel keys into stabilized rental doors.
Known for disciplined underwriting, strong operator accountability, and transparent investor communication, Steven is recognized for taking complex assets from acquisition through repositioning, stabilization, and successful disposition.
He works directly with sponsors, co-GP teams, and private investors to structure aligned partnerships with institutional-grade reporting and investor stewardship—forming a key pillar of Felicitatem Ventures’ acquisition strategy.

Strategic Partner Building Services
Cory McCarthy is a founder-operator with deep, hands-on experience building and scaling service-based businesses through disciplined execution, workforce development, and operational systems. He serves as a strategic partner for the firm’s Building Services Division, where he plays an active role in operator diligence, integration planning, and post-acquisition performance strategy.Cory is the Founder and CEO of Pro Shine Professional Cleaning, a fast-growing building services company operating across multiple markets in the Southeast. Under his leadership, Pro Shine has scaled rapidly over the past three years by building a repeatable recruiting, training, and retention engine—transforming frontline labor into a structured, performance-driven workforce. This operator-built people system is a core competency that directly supports the platform’s acquisition and scaling strategy.
His background spans construction-adjacent services, operational management, and multi-location expansion. Cory has a proven track record of professionalizing fragmented service businesses by implementing standardized processes, financial controls, field accountability systems, and leadership development pathways. He specializes in turning owner-rereliant operations into team-led organizations capable of consistent, scalable growth.
Within the Building Services Division, Cory contributes real-world operating diligence—assessing labor models, pricing discipline, service delivery systems, and cultural durability. His experience allows the platform to underwrite beyond the numbers, identifying operational risks, leadership gaps, and integration opportunities that drive value creation post-close.
As a platform sponsor, Cory brings an operator-first perspective, practical integration insight, and a demonstrated ability to build people-centric systems that unlock scalable, durable growth across essential building services sectors, including HVAC and adjacent trades.
